"Johnnie" Johnson Housing Trust insulate communal boiler rooms through SmartHeat

introduction

"Johnnie" Johnson Housing Trust is a not-for-profit organisation dedicated to providing homes and services that people value. They currently provide over 4,300 homes for a wide cross section of the community including general needs housing, retirement housing, housing for the less able, rural housing, special needs housing and shared ownership. "Johnnie" Johnson Housing is strongly committed to minimising the impact on the environment from their activities as a landlord.

challenge

The JJHT sheltered housing stock has 47 sites with communal heating plant. Improving the efficiency of this plant is a significant contribution not only to cost saving but also to JJHT's commitment to minimising their impact on the environment.outcome

solution

JJHT identified which of their properties had communal heating and following a pilot batch of 6 sites, we commenced a rolling programme to survey each of the properties. The survey identified un-insulated valves, flanges, pipework and other hot elements in the heating plant and an Energy Savings Report was produced for each batch. The report identified how much energy could be saved for each site by fitting the SmartHeat insulation.

outcome

Over the past year we have, through our SmartHeat project, provided supplementary insulation to the JJHT sheltered housing stock with communal heating plant. All 47 sites were insulated saving an estimated £65,000 in fuel costs and 520 tonnes of CO2 emissions annually. In all 2,422 insulating jackets were fitted.

To date we have completed the insulation of over 5,000 boiler rooms in social housing throughout the country. The service is provided at no cost to the Social Housing Provider, is funded through the CERT provision and is fully project managed by our SmartHeat team. Whilst heating pipes in boiler rooms are generally well insulated, the valves are not. SmartHeat provides removeable insulation jackets for these components greatly reducing the wasted heat dissipated.

Sustain ran our programme of installing valve and flange insulation and we were very impressed. As a sheltered housing provider our priority when running improvement programmes is always making sure of the minimum disruption to our residents and Sustain really understood this. The programme was run very efficiently. Sustain were good communicators throughout every stage of the process, and were polite and courteous to our on-site staff. So partnering with Sustain on this initiative has seen a big benefit to our energy saving policy."
