In addition to providing a high quality delivery service for local estate agencies and conveyancing solicitors, we are also employed in a separate role by one of the EPC scheme managers to ensure the newly trained assessors meet standards set out by the Department for Communities and Local Government. We have in house assessors trained to deliver domestic and non domestic Energy Performance Certificates (EPCs) as well as Commercial EPCs and Display Energy Certificates (DECs)

Domestic Energy Performance Certificates
Energy Performance Certificates (EPCs) are a required part of the sellers Home Information Pack. A valid EPC will need to be produced and included with the property particulars prior to any domestic property being marketed from December 2007.

Non Domestic Energy Performance Certificates
From April 2008 the Energy Performance of Buildings Directive requires buildings other then dwellings to produce an EPC upon construction, sale or rent. The EPC will be known as a 'Non Domestic EPC'. The EPC requirement will come into effect on the following dates:

6 April 2008 EPCs required for the construction, sale or rent of buildings other than dwellings with a floor area over 10,000 m2.
1 July 2008 EPCs required for the construction, sale or rent of buildings other than dwellings with a floor area over 2,500 m2.
1 October 2008 EPCs required on the construction, sale or rent of all remaining buildings other than dwellings.

Most non domestic buildings will be affected by the introduction of Commercial EPCs. These include Shops, Industrial Units, Offices, Hotels, Etc.

Display Energy Certificates for Public Sector Buildings

From 1 October 2008 public sector occupiers of large buildings will need to display a Display Energy Certificate (DEC) in a prominent place clearly visible to the public. Assessment and production of the DEC will need to be carried out before the implementation date so action is required now to ensure annual energy information is available by 1 October 2008.

A Display Energy Certificate shows the energy performance of a building based on actual energy consumption and is updated annually. The DEC will be accompanied by an Advisory Report which needs to be updated every 7 years. All DECs and Advisory Reports need to be produced by an accredited Energy Assessor. Property managers affected by this legislation will need to keep records of annual energy meter readings in order to produce their certificate.
